1. Introduction
BuildingSolutions360 will provide professional construction budget estimates for your custom home project.
Our goal is to deliver a comprehensive, accurate, and transparent construction budget that clearly reflects the full scope of work, design intent, and current market conditions.
With extensive experience in high-end residential construction, we provide detailed quantity takeoffs, validated pricing, and value-driven analysis to help clients make informed decisions and manage project costs with confidence.
2. Scope of Services
A. Project Review & Data Collection
· Review all architectural, structural, civil, landscape, and specification documents.
· Identify missing or conflicting information and prepare an RFI list as needed.
· Evaluate design features, construction methods, and material selections to determine accurate cost impacts.
B. Site Evaluation
· Analyze available grading, soils, and utility plans to identify site-specific cost considerations:
· Access and staging
· Excavation, retaining, and grading requirements
· Utility connections and drainage systems
C. Quantity Takeoffs
· Perform detailed, trade-by-trade quantity takeoffs organized by CSI division Including:
· Divisions 1–2: General Conditions, Sitework, Demolition
· Divisions 3–5: Concrete, Masonry, Metals
· Divisions 6–9: Carpentry, Millwork, Windows, Doors, Finishes
· Divisions 10–14: Specialties and Equipment
· Divisions 15–17: Mechanical, Plumbing, Electrical, Low Voltage
D. Cost Development
· Apply current local market pricing for labor, materials, and equipment.
· Obtain budgetary quotes from qualified subcontractors and suppliers where applicable.
· Incorporate allowances for pending selections based on typical quality levels.
· Adjust for regional labor costs, project complexity, and schedule duration.
E. General Conditions & Indirect Costs
Estimate project management labor, site supervision, temporary utilities, insurance, permits, and site logistics.
F. Budget Summary & Deliverables
· Deliver a complete and organized budget package including:
· Comprehensive line-item estimate (Excel and PDF)
· Summary by CSI division and trade
· Allowance schedule for pending selections
· Clarifications and exclusions list
· Value engineering options for cost optimization
G. Presentation & Review
Upon completion, BuildngSolutions360 will:
· Conduct a review meeting (virtual or in-person) with the client and/or design team.
· Present findings, discuss cost breakdowns, and review potential cost savings.
· Provide one round of revisions following design or client feedback.
3. Deliverables
· Detailed construction budget estimate (Excel and PDF formats)
· Cost summary by CSI division
· Allowance and value engineering schedules
· Supporting assumptions, clarifications, and notes
4. Exclusions
· Unless specifically authorized in writing, the following services are excluded:
· Final subcontractor bid solicitation or leveling
· Contract negotiation or construction management
· Permit processing or agency coordination
· Interior design or FF&E procurement estimates
· Ongoing cost tracking or progress estimates
5. Project Schedule
